India’s top seven cities are scheduled to see 5,40,400 housing units completed in 2026 — the highest annual delivery pipeline in over a decade – according to ANAROCK Research, with an Equirus Securities report released June 29 confirming the direct demand implications for tiles, bathware, paints, wood panels, and adhesives through FY27–FY29. The completions are concentrated in MMR (2.07 lakh units) and Pune (1 lakh+), together accounting for 57% of the total, with Bengaluru (69,000), Hyderabad (63,700), and Chennai (35,600) making up most of the remainder. The pipeline reflects the strong post-pandemic launch cycle of 2021–2023 now reaching simultaneous completion. A note of caution: West Asia geopolitical tensions have raised near-term execution risk – during the 2020 pandemic, only 46% of a similarly large pipeline was actually delivered on time.
What this means for the trade: Every one of those 5.4 lakh units needs to be tiled, fitted, and finished – the procurement window for most projects is open right now. Sales teams not actively mapping developer completion pipelines in their territory are missing the biggest building materials demand wave in a decade.
